1. Property Marketing
We hate vacant units as much as you do!
If you hire us, we’ll make sure your property is seen by as many prospective tenants as possible. Our marketing campaigns transcend basic yard signs and newspaper ads. However, while those do still work, albeit not effectively as they used to, we’ll also use a myriad of other techniques to expose your property.
That may include listing on top rental listing sites, such as Craigslist, Apartments.com, and Zillow.com. We’ll also use social media, word-of-mouth, and even incentivize existing tenants to help our efforts.
The result of this aggressive marketing campaign quickly fills up our clients’ rentals.
2. Tenant Screening
Once we receive a tenant’s application, we’ll perform a vigorous evaluation to check whether a tenant qualifies. When screening a prospective tenant, we’ll check a number of things.
One of those things is their income. Generally speaking, we require prospective tenants to make at least 3X the rental rate. For instance, if a unit rents for $2,000, we usually require that a prospective tenant make at least $6,000. By doing so, we help minimize chances of a missed or late rent payments.
Another thing we check is a prospective tenant’s creditworthiness. Financial responsible tenants usually pay rent on time, and care for the rental unit. For this reason, we only rent to tenants with a credit score of at least 650.
Our tenant screening process also entails verifying a prospective tenant’s rental background. We call previous landlords to learn a thing or two about the prospective tenant. Some of the questions we ask them include:
- Did the tenant maintain the rental property well?
- Did the tenant pay rent consistently?
- Does the tenant currently owe you money?
- Did the tenant ever cause damage to your property?
- Would you rent your property to the tenant again?
3. Repairs & Maintenance

4. Property Inspections

There are two main benefits of carrying out regular maintenance. One, small issues are able to be identified sooner rather than later. This can help keep costs of repairs low. And two, it affords an opportunity to see whether tenants are abiding by the terms of the lease agreement.
Broadly speaking, we usually carry out four types of inspections.
- Move-in inspection – To document the property’s initial condition
- Move out inspection – To check if the tenant has caused any damages exceeding normal wear and tear
- Seasonal inspection – To prepare the property for the new season
- Drive-by inspection – To check for common lease violations, like unauthorized pets
5. Rent Collection
