We utilize our in-house repairs and maintenance team on a daily basis. Our skilled team members can make many small repairs that could be costly with a regular contractor due to trip charges, time fees, and more. Our repairs team coordinators are also available 24/7 for emergencies and urgent requests.
Additionally, we work with warranty companies to facilitate repairs if you have a home warranty. We have professional relationships with a large number of outside vendors to ensure you receive the best pricing and service in a timely manner. You only incur the actual cost billed with no up-charge because we do not charge for our time to oversee repairs with third parties.
Under our professional management, each property/unit is visited multiple times each year. We do this to confirm the tenants are taking care of the property, do not have authorized pets present, are abiding by the lease, and are not overlooking any potential defects or concerns such as roof leaks or foundation movement.
Furthermore, we can cite tenants and get damages fixed during their tenancy to keep the property in presentable condition any time you need to lease or sell it. We do this to avoid large surprise damages found at move out, too.
